Transportation & Parking

For those who had opted and are allotted parking;

  • Parking space for each unit will be demarcated with the unit number written there.
  • Parking stickers along with Unit Numbers will be given once the Parking Deposit is paid.
  • Please make sure you have the car sticker visible from the windshield, only then will you be allowed to park in allotted space.

Yes, but you need to provide them with the ‘Guest car parking’ sticker of your unit. One will be given necessary stickers for the same.

Yes, you can. A pass with ‘Drop off only’ will be allocated to you. Once you show that to the Security, he will allow your car in the premises and once the work is done you can park your car in the common Parking lot.

Yes, the Ashram has a Guest House type facility for helpers and drivers where stay is provided on per day basis subject to availability.

Currently it is at:

  • The open area adjacent to the Hanuman Mandir
  • At the Welcome Center.

Housekeeping

Cleaning of all the common terraces, corridors, lobbies & landscape maintenance will be done by the TRUST.

  • Please Contact the Building Committee Members to add your names to the agency housekeeping package.
  • All unit holders staying less than 180 days in Ashram, this package is compulsory.
  • Cleaning is done once a week and electrical/ plumbing maintenance is done 2 times a month. if there is any repair related issue, the agency will help resolve it, and only material cost (if any) needs to be borne by the unit holder.
  • For any further housekeeping queries, you may contact your building committee.

Yes, Clothes that are to be given for laundry are to be kept in the laundry service room allotted at each complex with proper labeling. For rates, please refer to the Building Board.

For all those who have opted for housekeeping service with the agency, monthly cleaning schedule will be shared on the building WhatsApp group by the committee members with the unit holders before the start of each month.

Billing of the housekeeping charges shall be raised in the license fee bill for every quarter.

  • Yes, you can hire a technicians / helper from Dharampur town for your SP Unit. Please send the keyword helper to 9920058000 and fill the necessary details to avail the EPass
  • Please note technicians are not allowed to stay at night in any of the building areas. Please make necessary arrangements for their stay in Dharampur Town.
  • Domestic helpers / House maids can stay in your unit as per the validity of their EPass.

For your convenience, mattress sets and cots on rental basis can be availed from the TRUST (till the stock is available). Please check the availability in advance.

Insurance

The buildings are insured, but your personal furniture and goods/possessions in the units are not insured.

Guests Entry

Yes. In case you wish to bring any guests in your SP Unit please ask them to use the keywords SPStay to 9920058000.

Stay during Shibir/Mahotsav

Once you get the handover of your allotted unit, you are requested to register for stay in your own Sadguru Prerna unit. You can take food coupons if you wish to avail the food facilities at the Ashram.

Security & Safety

Various security & safety measures have been undertaken.

  • CCTV cameras are installed covering the entire Ashram perimeter as well as in each building.
  • All-important cameras are monitored 24*7 by a CCTV surveillance team.
  • One or more Security Guards are assigned in each zone as well as at all the Ashram entrances.
  • As a safety measure, Fire Hydrants & Fire Extinguishers are installed in the buildings as well as open areas.
  • Guests & friends who will be staying in your unit will need to register by sending the keywords SPStay to 9920058000.

Building Committee

With all of us blessed to be residing in the Mission’s International Centre, we will need to interact regularly and function as a team to ensure that all the facilities and amenities are working well in the allotted stayareas. For smooth coordination and communication purposes, we have formed a 3 member committee for each building. This committee will act as a bridge between the TRUST management and the members of the building. They will be our eyes and hands around the Mission’s International Centre. Listed below are some examples of what the role of these members will be.

For Repairs and maintenance:

  • E.g., If there is some water related or electricity related issue which needs to be catered to or resolved permanently then Committee members can raise their concerns and also propose some options to TRUST management
  • E.g., The housekeeping agency is not responding to people and is not being able to provide the committed services. Then the unit holders can contact the committee members and they can talk to the agency owner directly.
  • E.g., Issues related to low pressure of water from taps, issues related to leakages in passages, frequent power cuts, etc. can be addressed to the building committee members.

Miscellaneous

Yes, you can do personal gardening (in pots) inside your unit.

For your convenience, a list of local vendors & servicemen shall be put up in the Registration office. This information is provided just for the convenience and is not pre-approved by the TRUST.

Yes, courier services do deliver parcels at the Triangle and the Welcome Center.

Common washrooms are being constructed in each zone for helpers, drivers, security guards, housekeeping staff. (These are separate for Males and Females).

  • Common Terraces can be used for Get-Togethers.
  • Maids / helpers / drivers etc. should sleep within the units allocated to you but not in Common Terraces, corridors, or parking area.
  • Drying of Clothes or any other materials should be done inside the unit and will not be allowed on Common Terraces or Corridors. –It is allowed only in the balcony on clothes stand. No ropes are allowed in the balcony to maintain the aesthetic.
  • Shoe Racks and Garbage bins must be in the units and cannot be kept in the building corridors.

Guidelines for Unit Renovations

Renovation/Civil Construction

Civil or carpentry work which involves breaking or tampering of walls and/or flooring is not allowed

  • Small items such as curtain rods, wall frames etc. can be put up.
  • Temporary partitions can be installed.
  • Installation of loose furniture is allowed.
  • Any changes/breaking/modifying the existing civil elements are not allowed.
  • For any installations and before you start work in the unit, please send us your detailed proposal for approval at [email protected] and we will revert to you within a fortnight with necessary permissions. Once the relevant work is done, please inform us so that we can do the necessary audit and ensure that work done is as per proposal. Note: Any work not done as per approved guidelines will have to be rectified to bring back to original solely at unit holder’s expense.

It is not allowed, as removal of kitchen platform comes under major civil alterations

Yes, readymade marble mandir can be assembled in your unit. However, no sculpture work will be allowed on site. It has to be done elsewhere and can only be assembled at site.

No, extending dado tiles means scraping the wall which is not permissible.
You can use something like waterproof wallpaper which can be stuck on the walls & does not involve any civil work.

Yes, but the new tile needs to be same as the original tile which was installed earlier.

Yes, but the design and color needs to be same.

Installation of window grills is allowed for safety purpose on the Lower Ground and Ground levels. For your convenience and to maintain the uniformity, Trust has approved a single design, colour and technical details at a predetermined fixed price. Those who wish to get this done can contact Sharnarpit Nimish Pr (9821643574). You can do the same grill design from him or from your own vendor also

Interior

Yes, you can

No. As removal of flooring or wall tiles involves civil work, it is not allowed. You may use carpets or stick wooden flooring or vinyl flooring on existing tiles. Additional vitrified, stone or any such tiles, should not be fixed over the existing tiles.
Please send us your detailed proposal for prior approval, before starting with the work and we will revert to you within a fortnight.

The Bathroom/Washroom in your unit are ready for use with basic fittings installed. However, you can install other accessories of your choice.
Please refer to the MEP drawings of the unit so you do not damage any water pipeline. You can request MEP drawings from [email protected]

As per Gujarat Gas guidelines, the gas pipeline inside the unit has to be kept open and should not be covered by any kind of material/ furniture / etc.

Yes, you can. However, it has to be restricted only to the inside of the unit and should not be seen from outside (for example, not in corridor or balconies)

No, you cannot. As it would change the uniformity of the common areas

Yes, you can do this for cross ventilation. For your convenience and to maintain the uniformity, the trust has approved a single design.

Those who wish to put sun film on windows, it is important that they put the same shade to maintain uniformity of look.
For this we have finalized a specific sun film option, whose details are: Make-Garware, Item code-(high performance) HP NATURAL 20.

Furniture Installation

No. Furniture making is not allowed on site or within the unit allocated to you, only installation can be done in the unit.

Keeping in mind the safety of mumukshus in Ashram, we will be having restricted movement inside
If you wish to do any carpentry work/ interior work in your house, then that too will be with prior approval (The below guidelines are applicable for now and are subject to change)

  • Basic set up work will be allowed (to be completed in max 7 days)
  • All people coming inside will have to be double vaccinated;
  • Work timings will be from 9 am to 6 pm

No. They cannot stay at the Ashram or in the unit. You will have to arrange for their stay in a lodge or Guest House in Dharampur Town.

Electrical & Plumbing

The units are already fitted with necessary electrical fittings. However, after the handover:

  • You can install additional switch boards and lights as per your need keeping the civil guidelines in mind.
  • If you wish to add more lights, you can do so without chiseling the walls, by using casing patti.
  • For any internal walls (i.e., walls not shared with any other unit), chiseling is allowed but repairs thereafter will be responsibility of the unit holder.
  • If you wish to change the location of the Switchboard, it can be done by removing the existing Switchboard and installing a headboard and routing the wires to the new switchboard locations. In this case too, chiseling the walls will not be allowed – (allowed only if its an internal wall )
  • Adding ceiling fans involves civil work and hence only anchor fastening method is allowed.
  • Please send us your detailed proposal at [email protected].for approval, before starting with the work and we will revert to you within a fortnight.

The units are already fitted with necessary fittings

  • Light and Electrical fittings: Electrical wiring, electric meter, LED lights, footlights, fans, exhaust fan, electrical geyser, gas line, gas meter and switches. For SV (Sky Villas), copper wiring for AC installation is also included.
  • Bathroom Fittings: Napkin holder, Soap Dish, & hooks.
  • Miscellaneous: Wet & Dry Dustbins in the unit. Cost of the above installed articles/fittings are included in the Compulsory Package which is payable before the handover of your unit

Air Conditioner Installation

For placement of ACs:

  • In Stepped Terraces The Indoor unit (IDU) has to be installed on the wall only where a core cut has already been given in the unit. Any interior or exterior damage due to installation of A/C unit will be unit holder’s responsibility. Outdoor Unit (ODU) can be placed in balcony on the floor or on the wall as per available space. Please ensure copper wiring etc is done neatly. Fill cement in the holes from where the copper pipe goes out. This is very important because during rains, water may seep in from the gaps. For 3rd floor unit holders ODU can be placed on terrace. Please ensure proper finishing is done.
  • In Sky Villas, Crescent Blocks and Courtyard Villas Because of the false ceiling, the copper piping and electric wiring is already done for every flat, charges of which are included in the Compulsory package; hence the location of IDU (Indoor Unit) as well as ODU (Outdoor Unit) have been Predesigned and defined. Any change in location of the ODU position need preapproval for alternative location and will be responsibility of the unit-holders. At Sky villas ODU locations for some flats on floors (except Ground & Lower Ground) is given in the building passages.
  • For Row Houses Because of the false ceiling, the copper piping and electric wiring is already done for every flat, charges of which are included in the Compulsory package; hence the location of IDU (Indoor Unit) as well as ODU (Outdoor Unit) have been Predesigned and defined either in the shaft or the duct area Any change in location of the ODU position need pre-approval for alternative location and will be responsibility of the unit-holders. In the shaft where 2 copper wirings are given; you will need a stand that can hold 2 ODUs – one above other as space is defined. Fabricated stands for ODU for the same can be purchased from the local vendor Mr. Bhavesh – Dharampur – 6352680311 Ranjeet – Vapi – 9011925003

Electrical – UPS/Inverter

We have a dedicated electric supply from GEB; however, there can be power cuts from GEB for their maintenance work or sudden power cut for some reason.
Keeping this in mind, you may plan for an inverter in your unit.

Gas & Electricity

To activate gas service in the unit:

  • Please call Gujarat Gas Pvt. Ltd. and request for gas activation.
  • You need to buy a PNG compliant gas stove or get it converted from your LPG gas stove to PNG gas stove (available in market). Once this is done from your side, inform Gujarat Gas Pvt. Ltd. and they will activate the same in the unit within 7 days. Someone needs to be present in the unit at the time scheduled for the activation. Also keep your customer id / gas meter number handy when you call up the Guj gas company.

Gas:

  • For gas bill:
    The Minimum bill for Gas line will be Rs. 150/- per month. However, if you are not using the unit for a few months and would want to turn off your gas line you have to intimate the Ashram Repairs & Maintenance team at Lower Dining Convenience Area Office.
    A fixed charge is levied and consumption charge is levied as per usage. The billing amount for the same will be shown separately in the Quarterly License fee bill.
  • For every intimation to turn off or turn on the Gas line a specific charge will be levied and will be reflected in the Quarterly License fee bill. Also, regarding any queries regarding your Gas bill unit holder will have to directly contact Gujarat Gas pvt ltd.Ashram won’t be involved into any mediation for the same
  • Rates from Gujarat Gas are not in our control.
  • Unit holder should communicate directly with Gujarat Gas Pvt. Ltd. for any queries etc.

Electricity:

  • For electricity bill – A fixed charge is levied and consumption charge is levied as per usage. The billing amount for the same will be shown separately in the Quarterly License fee bill.

License Fee & Bill Payment

We have signed a contract with an external agency named SocietyNmore to manage the billing of all the unit holders. You will receive an email from SocietyNmore regarding accessing your bills online. The purpose of their service is to track and manage billing only. The link of an App will be mentioned in your 1st license fee bill generated and sent to you. We request you to download this App & use the same regularly to track your License fee Bill details and your payment transaction details. This will help avoid missing out on any due payment as the App will send Notification and reminder for your due payments on Bill generation & before Bill due date.

The bill for every quarter will normally be generated on the first day of the quarter and the bill will have to be paid within 21 days of the bill generated. Any payment received after 21 days, will be subject to interest @12% (e.g.: For the quarter- Jan to March 2021, bills will be generated on 1st Jan and due date for Payment will be 21st Jan. Any payment received post that will be subject to interest @12% from the date of the invoice. Please note, non receipt of invoice is not a valid reason for non-payment of License fees. One may contact [email protected] for any queries regarding non receipt of license fee invoices.

Other expenses paid on your behalf like, Electricity, Gas and Housekeeping cost will be shown separately in the bill and these will be of the Previous period. (e.g.: Bill generated for the quarter- Jan to March 2021, will have Electricity, Gas and Housekeeping charges shown separately which will be for the previous quarter i.e., Oct-Dec 2020).

Bill can be paid by either of the below mentioned methods:

A] Preferred Payment Method- NACH
  • Keeping in mind the mutual convenience and benefit of the Unit Holder and the TRUST, we have introduced a secure payment solution.
    NACH (National Automated Clearing House) for collection of LICENSE FEES.
    NACH- This is a Pull based debit system that will allow organization to debit funds from the remitter’s account directly as per the set limit and frequency.
  • Benefits of NACH to the licensee
    a) Freedom from preparing and submitting cheques.
    b) You will never miss the due date.
    c) Faster and Secure Transaction.
    d) Full Benefit of Grace Period as funds will be debited on the due date.
    e) No Extra Transaction Charges.
  • What is the process for NACH?
    • Licensee will have to submit a mandate to permit debit fund to a set limit, frequency & period.
    • Mandate will get verified by the Sponsor Bank with the corresponding Bank of the Licensee.
    • Periodically the funds will get pulled from the Licensee account on the Due Date.
    • Note- Please keep your bank details i.e., Bank Name, Account no, IFSC code or MICR No, handy or carry a cheque copy when you visit the Registration office, so we can complete the formalities and activate the NACH system for coming quarter payment collection.

  • Payments by Cheque:
    The cheque should be drawn in favour of Shrimad Rajchandra Adhyatmik Satsang Sadhana Kendra or “SRASSK”.
    Building No, Flat No, & Bill No. should be written on the reverse of the cheque. Please submit the cheque to the registration office, Dharampur or Patel Chambers, Mumbai. Do not deposit the cheque directly in the bankaccount.
